The Ascott Limited, a Singapore-based hospitality company under CapitaLand, will open "Sky Vista at Lasong Hotel & Villas Sam Son" at Sam Son Beach in Thanh Hoa Province in northern Vietnam on April 24, 2026. This new tower with 190 rooms is the completed form of Phase 2, following the "Ocean Vista" building (68 hotel rooms plus 20 private villas) that opened ahead in mid-2025, and is developed under Ascott's premium brand "The Unlimited Collection." Its design, with wellness and gastronomy at its axis, features a 14-step wellness journey centered on a Korean-style jjimjilbang, a Vietnamese-Korean fusion cuisine restaurant, and an all-season pool.

The full picture of the opening: Phase 2 completion brings a total of 278 rooms plus 20 villas

Sky Vista is located at the point where the Ma River (Song Ma) merges with the sandy beach of Sam Son. Thanh Hoa Province is about 150km southeast of Hanoi, about 3 hours by car, an area developing rapidly as a beach resort in northern Vietnam.

The 190 rooms added in this Phase 2 come in two types: "Grand Deluxe" (24 to 29 sq m) and "Executive Suite" (39 to 52 sq m). All rooms have a private balcony, securing sea-side or city-side views. Together with the earlier-opened Ocean Vista building, the whole resort reaches a scale of 278 rooms plus 20 villas.

Room type Size Characteristics Reference price range (estimated)
Grand Deluxe 24〜29㎡ Private balcony, sea or city view About 1.5 to 2.5 million VND/night (about 9,000 to 15,000 yen)
Executive Suite 39〜52㎡ Private balcony, roomier living space About 3.5 to 5.5 million VND/night (about 21,000 to 33,000 yen)
Ocean Vista villa (existing) Not disclosed A standalone building with a private pool From about 8 million VND/night (from about 48,000 yen)

General Manager Remco Christiaan Vaatstra commented, "With Ocean Vista and Sky Vista both in place, a resort where every guest can find an experience that suits them is complete."

Background: why Thanh Hoa Province aims to be "Vietnam's second Da Nang"

Sam Son Beach is one of the most historic beach resorts in northern Vietnam, but it long lagged behind Da Nang and Nha Trang in the central region in terms of infrastructure. However, since 2024, the opening of expressways and resort investment by major developers such as FLC, Vingroup, and Sun Group have accelerated.

Behind The Ascott's entry into Sam Son are the trend of northern Vietnam's wealthy and middle classes seeking "a beach reachable from Hanoi over a weekend" and the rapid expansion of international wellness tourism demand. The world's wellness tourism market is estimated to exceed 1 trillion dollars as of 2025, with the Asia-Pacific region driving that growth. In particular, the Korean-style jjimjilbang is a facility type whose recognition is rapidly rising within Vietnam under the influence of K-pop and Korean dramas.

The 14-step jjimjilbang experience: from ganbanyoku to Himalayan rock salt

Sky Vista's biggest differentiating element is a five-star-level wellness complex. At its core is a 14-step wellness journey that recreates the traditional Korean jjimjilbang.

The 14 steps include hydrotherapy, thermotherapy, ganbanyoku (bedrock bathing), a Himalayan rock salt room, and a steam sauna. Whereas a typical hotel spa has a 2-to-3-step composition of "massage plus sauna," Sky Vista's originality lies in designing everything from bathing to rest as one continuous flow.

Furthermore, skincare treatments using natural materials from local Thanh Hoa Province and a full-service spa facility are also attached. The all-season swimming pool has a heated-water specification usable even in northern Vietnam's winter (December to February).

Local reactions: "You can experience a jjimjilbang without going to Korea"

After the opening announcement, the following reactions were seen on Vietnamese social media and travel forums (TripAdvisor Vietnam, Facebook travel groups) (paraphrased and anonymous).

"I'm surprised there's a Korean-style jjimjilbang in Sam Son. Three hours from Hanoi is just the right distance for a weekend trip."

"A 14-step wellness journey is rare even at jjimjilbangs in Seoul. Being able to complete it within the hotel is attractive."

"I stayed at an Ocean Vista villa last year, and the direct beach access was comfortable. With Sky Vista's spa added, it'll definitely become the No.1 resort in the north."

The response is especially large among Vietnamese women in their 20s and 30s, and the point that they can fulfill within the country the jjimjilbang experience they saw in Korean dramas is drawing attention.

Impact on Japanese travelers: from "Da Nang only" to a new option of a northern beach

Japanese Vietnam beach-resort travel is concentrated in the Da Nang–Hoi An area, but Sky Vista's opening presents a new itinerary of a "northern beach tour" combined with a Hanoi stay. Access of about 3 hours by car from Hanoi, the opening of Da Nang's 2026 beach seasoncompared with an itinerary flying to the central region to match it, is advantageous cost-wise since no domestic flight is needed.

The Korean-style jjimjilbang is a facility type familiar to Japanese people too, and ganbanyoku and Himalayan rock salt rooms are popular facilities at super public baths within Japan too.Sun Group x Marriott's 10-hotel planConsidered together with this, it can be read that Vietnam's hospitality industry has entered a turning point from "quantity" to "quality."

Ripple effect on the industry: Ascott's "The Unlimited Collection" strategy and the ASEAN wellness market

The Unlimited Collection is a brand Ascott launched in the 2020s that "multiplies Ascott's operating power while making use of the individuality of independent hotels and resorts." Unlike chain hotels pursuing uniform service, it features putting each property's regional character and cultural traits front and center, and Lasong Sam Son is positioned as a prime example of that.

CapitaLand-affiliated Ascott recorded its highest-ever signing performance in the ASEAN region in 2025, regarding Vietnam as a core base for its ASEAN expansion. Sky Vista's opening symbolizes the flow of international brands making a full-scale entry into Vietnam's "wellness x luxury" segment.
